Lumia Lux has launched a more than $20 million investment project to construct a 14-storey apartment hotel in Kiyovu, one of Kigali’s established and prestigious neighbourhoods.
The Lumia Lux Apartments Hotel project was officially launched on September 3, 2026, and is expected to be completed within approximately 18 months.
Lumia Lux, a company established with the involvement of Rwandans living abroad, says the development is designed to respond to growing demand for high-end accommodation, particularly among visitors who prefer the privacy and comfort of serviced apartments to conventional hotel accommodation.
The project is also expected to contribute to the modernisation of Kiyovu and add to Kigali’s growing portfolio of contemporary residential and hospitality developments.
Thanks to Lumia Lux, this new building is going to add beauty to the famous Kiyovu neighbourhood.
A modern mixed-use development
The development will be built on a 2,800-square-metre site and will comprise 14 floors, including two basement levels.
The property will offer a range of accommodation options, including studio apartments, one-, two- and three-bedroom apartments, as well as penthouses. The apartments will be spacious and fully furnished for buyers seeking ready-to-use homes.
The development will also feature a swimming pool, gym, restaurant, voice-controlled smart-home technologies, security systems in common areas and international-standard medical services.
Solar energy will form part of the building’s energy mix, alongside conventional electricity.
The development will offer apartments for both short- and long-term rental, while some units will also be available for purchase. The building will additionally accommodate offices, a supermarket and other services.
Focus on sustainability and privacy
Lumia Lux says environmental considerations have been incorporated into the design of the project. The building will combine conventional electricity with solar power and will include a wastewater treatment and recycling system to allow treated water to be reused.
The project also places a strong emphasis on privacy and personalised services for residents and guests.
Lumia Lux Managing Director Linda Lai said one of the project’s distinguishing features is its focus on providing a comfortable and private environment for clients seeking high-end services.
“There were people who came to Rwanda looking to stay in apartments of this kind, but could not find them. Rwanda is increasingly hosting major events and various other activities, and some visitors prefer not to stay in hotels but instead seek exclusive apartments such as these,” Lai said.
Clients will be able to choose enhanced private accommodation options, including private spaces, dedicated elevators and private parking.
Those opting for these services will be able to live in the development while accessing its range of facilities and services with a high level of privacy. Shared services will also be available to other residents and clients.
Plans for further investment in Kiyovu
Lai said Lumia Lux plans to continue investing in additional developments in Kiyovu after completing the current project.
The company says the additional investments would contribute to the transformation of Kiyovu, an area regarded as one of Kigali’s prominent neighbourhoods but which still contains a number of older buildings.
The planned development comes as Kigali continues to expand its modern residential, commercial and hospitality infrastructure, driven in part by increasing demand for high-quality accommodation and investment opportunities.
Banks express readiness to support buyers
Several Rwandan banks attended the official launch of the project, including BPR Bank Rwanda and Bank of Africa.
BPR Bank’s Head of Business, Jean Marc Gakwandi, said the bank would be ready to provide financing to clients interested in purchasing apartments in the development once the project is completed.
The involvement of financial institutions is expected to provide prospective buyers with additional financing options and support access to the apartments as the development moves toward completion.
With its combination of residential, hospitality, commercial and sustainability features, Lumia Lux Apartments Hotel is positioned as a mixed-use development intended to respond to Kigali’s evolving demand for modern, high-end and flexible accommodation while contributing to the continued transformation of Kiyovu.
